Brownstone Repair & Restoration NYC
New York City’s iconic brownstone buildings are a defining part of the city’s character — and one of the most challenging building types to maintain. ZK Contracting’s brownstone specialists restore and repair historic brownstone facades, stoops, cornices, and details with craftsmanship that preserves both the look and structural integrity of these beloved buildings.
Why Brownstone Requires Specialist Repair
Brownstone — a type of brown or reddish sandstone — is naturally porous and vulnerable to moisture absorption. Over decades of NYC winters, water penetrates the stone, freezes, expands, and causes spalling, cracking, and crumbling. Many NYC brownstones are also over 100 years old, meaning repairs must match original materials and techniques to maintain both beauty and property value.

How We Approach Brownstone Restoration
- Step 1 — Assessment: We inspect the full facade and identify all areas of spalling, cracking, and water damage
- Step 2 — Material matching: We source or mix materials that closely match the original brownstone color and texture
- Step 3 — Repair: Damaged areas are cut back to sound stone, primed, and filled with matched repair compound
- Step 4 — Sealing: A penetrating waterproof sealer is applied to protect the restored surfaces
- Step 5 — Final inspection: We review the completed work and ensure color and texture consistency
